Are the real estate prices in the advertisements realistic?

I'm currently looking around to buy an apartment/house and somehow I'm not sure what a realistic price is at the moment. You see a lot of advertisements, but I don't know whether the prices will actually be paid in the end or whether there will be proper negotiations. Have any of you bought or negotiated recently?
