Foreign real estate loan for property in the EU. Interest deductible in Germany?

Hi everyone, I am an employee, resident in Germany for tax purposes and am considering buying a property in the EU (private, not a company). Financing would come from an EU bank, not a German bank. The property would be 40% owner-occupied, 60% rental (possibly Airbnb/short-term or medium-term other than Airbnb).
