Arrived alternative option

Arrived to me seems like lending club. High fee alternative. While educational to try, probably not worth long term massive exposure. I was looking for a good residential REIT alternative. I do have some of MORT but looking for more traditional reit. Ideally, I was looking for some cash flow plus capital appreciation. Obviously no leveraged appreciation like a home loan. I was thinking of MAA stock. Dividend appreciation, down a good amount (down 25% in the last 2 yrs, down 40% in last 5 yrs). W
